What Is Resisure's Mould Index?

At Resisure, we use an advanced VTT mathematical model to predict and monitor the potential for mould growth within your dwellings. Our Mould Index is a powerful tool designed to assess and indicate the risk of mould development by analysing key environmental factors. These factors include relative humidity, temperature, time, and the specific construction materials in your space.

The Mould Index operates on a scale from 0 to 6, where 0 signifies no mould growth and 6 indicates complete coverage. This index serves two critical purposes: it measures the likelihood of mould growth over time and identifies the current stage of mould development. By continuously monitoring environmental conditions, the Mould Index provides real-time insights into whether the environment in your property is conducive to mould growth. The basic premise of the index is straightforward—when humidity levels exceed a certain threshold, the potential for mould growth increases over time.

The Impact Of Damp And Mould On Tenants’ Health

Damp and mould not only affects the structural integrity of a property but also poses significant risks to tenants' health and well-being. It's essential for landlords and property managers to recognize the health hazards associated with mould growth in residential spaces.

Damp and mould in a home can generate allergens, irritants, and harmful mould spores. Even without visible mould, damp conditions alone can heighten the risk of various health issues. Excess moisture encourages the growth of microorganisms such as mould, fungi, dust mites, bacteria, and viruses. The more severe the damp and mould problem, and the longer it remains untreated, the greater the potential health risks. In fact, inhaling mould spores can trigger allergic reactions, exacerbate asthma, and lead to respiratory infections, coughing, wheezing, and shortness of breath.

Most exposure to damp and mould occurs through inhalation, primarily affecting the respiratory system. While anyone can suffer from health problems due to damp and mould, those with pre-existing health conditions, weakened immune systems, and other vulnerable groups are at a higher risk. Additionally, the impact on mental health should not be overlooked—living in cold or damp environments is linked to higher rates of depression and anxiety.

The Impact Of Damp And Mould On Rental Properties

Mould can have a profound impact on properties across your portfolio, causing long-lasting damage that is expensive and time-consuming to rectify, not to mention damaging to the long-term value of your assets.

Structural Damage

Mould can weaken building materials like drywall, insulation, and floorboards, causing them to deteriorate. This deterioration may result in sagging walls, crumbling drywall, and other indicators of structural compromise which can be exceptionally costly, stressful and time-consuming to put right.

Discolouration

Mould growth often leads to discolouration on various surfaces, including carpets, walls, floors, and ceilings. This isn’t just an eye-sore for tenants, but the presence of mould degrades these materials over time.

Decreasing Property Value

If left untreated, severe cases of mould can significantly reduce the value of your properties, with some estimates suggesting a potential decrease of up to 20%. That means that unaddressed and worsening mould could take a property worth £250,000 down to a value of just £200,000.

Awaab’s Law and Proactive Mould Management

During the inquest into the tragic death of two-year-old Awaab Ishak, the Coroner determined that his passing was caused by a severe respiratory condition resulting from prolonged exposure to mould in his family's social housing. This case underscores the critical importance of landlords recognising the health risks associated with damp and mould, and responding swiftly when such issues are reported. In response to this tragedy, Awaab’s Law has been enacted to establish legal safeguards aimed at preventing deaths due to damp and mould exposure.

Under Awaab’s Law, social housing landlords are now subject to strict timelines for addressing damp and mould reports. Upon receiving a report, they must begin investigations within 14 days, initiate repairs within an additional 7 days, and address emergency repairs within 24 hours. These measures are designed to enhance tenant safety and living conditions. While currently focused on social housing, the law is expected to influence the private rented sector, depending on future legislative developments.

More than ever, property providers across both social housing and the private rented sector need to not only be ready to react to the presence of damp and mould across their properties but more aware than ever of the presence of these potentially deadly factors.

Prevent Mould With Resisure

Government guidance advises that landlords and property owners should establish clear procedures to document, manage, and address reports of damp and mould, as well as to identify recurring issues and trends within their housing stock. This is exactly what Resisure’s innovative monitoring technology is designed to achieve. Our device - which is easy-to-install into all of your properties with minimal time thanks to its wireless format - is designed to give you regular, accurate and accessible insights into the presence of damp and mould across your portfolio.

The readings are analysed through our Resisure Mould Index algorithms and fed back via easy-to-read weekly reports,  giving you insights into the potential presence of mould, high moisture levels, air quality, and temperature fluctuations. Using this data proactively and effectively, you’ll never be caught unaware by mould growth or increasing dampness, giving you the power to prevent damp and mould before it takes hold. That’s how Resisure has been empowering landlords and property providers across the UK to take better control of their preventative property maintenance.

What are the signs of mould in a bedroom?
Signs of mould in a bedroom include a musty odour, visible discolouration on walls or ceilings, and damp patches. You might notice condensation on windows or peeling wallpaper. Black, green, or white spots can appear on surfaces. Respiratory issues, like coughing or sneezing, can also indicate hidden mould. Persistent allergies or headaches, especially worsening at night, are further potential signs. However, with the help of Resisure, you'll be able to spot this mould before it starts to cause damage to property or health.
How do I test for mould behind walls?
Start by looking for visible signs like water stains, discolored patches, or bubbling paint. A musty odour can also indicate hidden mould. For a closer look, a borescope can be inserted through a small hole to visually inspect the wall cavity. However, Resisure's Mould Index will be able to help you identify mould behind walls without the hassle.
What is the difference between mould and mildew?
Mould and mildew are both fungi, but differ in appearance and impact. Mildew is typically surface-level, appearing as white or grey powdery patches, easily wiped away. Mould penetrates deeper, forming fuzzy or slimy spots in various colours, often black or green. Mould can damage materials and pose greater health risks, while mildew is primarily a cosmetic issue.
What causes black mould in rental properties?
Black mould in rentals often results from unresolved moisture problems. Leaky pipes, roofs, or windows create damp areas. Poor ventilation, especially in bathrooms and kitchens, traps moisture. Tenants' drying clothes indoors or excessive condensation exacerbates the issue. Landlords' failure to address these issues promptly allows mould to flourish, which is why Resisure's technology is so empowering.
