What Are VOC's?

Volatile Organic Compounds (VOCs) are a group of organic chemicals that easily evaporate at room temperature. These compounds are found in many products, including paints, solvents, and cleaning agents. VOCs can have significant environmental and health impacts. When released into the air, they contribute to the formation of ground-level ozone and smog, leading to air pollution and respiratory issues. Prolonged exposure to high levels of VOCs can also cause serious health effects, including liver and kidney damage, and increased cancer risk.

Clean Air (Human Rights) Bill (Ella’s Law)
This proposed bill seeks to establish clean air as a legal human right in the UK, inspired by the case of Ella Adoo Kissi Debrah, the first person in England whose death was attributed to air pollution. The bill aims to enforce WHO air quality standards across all communities.
Awaab’s Law and Social Housing (Regulation) Act
This proposed legislation, under consultation, aims to enforce stricter regulations and quicker action for landlords to ensure safe living conditions. It was motivated by the tragic death of 2-year-old Awaab Ishak from mould exposure in his home.
WHO Indoor Air Quality Guidelines
These guidelines are designed to protect public health from indoor air pollutants, including biological pollutants (like mould), chemical pollutants, and emissions from indoor fuel combustion. They provide recommendations for reducing poor indoor air quality and highlight the health risks associated with contaminated indoor air.
UK Building Regulations: Approved Document F (2021 Amendments)
These regulations require improved ventilation rates in new, airtight homes to enhance indoor air quality. They mandate increased whole-building airflow, room-specific background ventilation, and purge ventilation, especially through window openings, to ensure sufficient air changes per hour.
Indoor Air Quality Guidelines for VOCs in the UK:
These guidelines provide recommendations on acceptable levels of VOCs in indoor air to protect the health and well-being of occupants in the UK.
NICE Indoor Air Quality at Home Guidance:
These guidelines address indoor air quality in residential buildings, offering recommendations for architects, designers, builders, and developers to ensure good air quality in homes while complying with building standards.

Sources of VOCs in Rental Properties

Volatile Organic Compounds (VOCs) are emitted by a wide range of products and materials commonly found in rental homes. One of the primary sources is household products such as paints, varnishes, and cleaning agents, which often contain solvents that release VOCs into the air during and after use. Additionally, building materials like composite wood products, carpets, and adhesives can off-gas VOCs, especially when they are new.

Personal care products, including perfumes, hairsprays, and aerosol sprays, also contribute to indoor VOC levels. Even activities like cooking, burning candles, or smoking can release VOCs. Because these compounds evaporate at room temperature, they can accumulate in indoor environments, especially in well-sealed or poorly ventilated spaces, potentially leading to health issues.

The Dangers of VOCs

Volatile Organic Compounds (VOCs) and carbon monoxide (CO) can pose significant health risks when present in high concentrations within the home.

Prolonged exposure to VOCs can lead to a range of health issues. Short-term effects may include headaches, dizziness, eye, nose, and throat irritation, and even nausea. Long-term exposure to certain VOCs, especially at high levels, has been linked to more serious health problems such as liver and kidney damage, central nervous system disorders, and an increased risk of cancer. Children, the elderly, and individuals with pre-existing health conditions are particularly vulnerable to the effects of VOCs.

The Dangers Of Carbon Monoxide

Carbon monoxide is extremely dangerous because it can prevent the body from getting enough oxygen. Low levels of carbon monoxide exposure can cause symptoms like headaches, dizziness, weakness, confusion, and flu-like symptoms, but prolonged or high-level exposure can lead to unconsciousness, permanent brain damage, or even death. Since carbon monoxide is undetectable by human senses, it is essential to have working carbon monoxide detectors across your property portfolio, especially where combustion appliances are used.
